What is it?

Mortgage interest payments tend to be paid in arrears: if you make a mortgage payment on June 1, for instance, you will pay the interest for the month of May. However, a prepaid mortgage is where you pay the interest in advance, or where you put down an advance payment on the closing costs of the mortgage. Prepaid mortgages can be a very effective method of securing additional financing if you are currently experiencing, or have recently experienced, financial difficulties.

There are a number of benefits to the prepaid mortgage. Many things can happen over the course of a mortgage term that can improve or limit your ability to cover your mortgage costs. For instance, you may unexpectedly gain access to an improved cash flow as a result of a securing a better-paid job or inheriting a large sum of money. Under these circumstances, what prepayment allows you to do is pay off a mortgage at a much faster rate than the original payment schedule outlined by your lender suggested you would.
